Community Life + Involvement

  • AMS (our management company) sends out reminders for most neighborhood events.

If you’re looking to get more involved in the community itself, we’d love to have you! We have volunteer committees for our Urban Farm, Painter’s Hall, Landscape, Finance, and more. Please reach out to the PCC HOA Board or AMS for more information. Email AMS at pringlecreek@ams-nw.com.

They are also responsible for connecting neighbors to volunteer opportunities, which are headed up by committees such as Urban Farm.

We also have an unofficial Discord chat to connect with your neighbors and chat about everything from neighborhood turkeys to borrowing tools.

  • Our management company, AMS, is responsible for logging and dealing with issues. Email them at pringlecreek@ams-nw.com

  • In short, all of them! Your landlord should be passing information on to you via email. If they’re not, please reach out to us!

Sustainability Features

  • Send an email AMS (pringlecreek@ams-nw.com) with your name (or your landlord/property manager's name) and your address. They’ll get you the code!

  • Marion Soil and Water Conservation District is a great resource for this, especially through their Little Habitat Project. We encourage all PCC residents to create certified Little Habitats (it’s free!).

Planting native plants uses less water and provides food and habitat for local pollinators and wildlife. This is what PCC is all about! You can find resources about native plants here at MCSWCD and at Oregon Flora.

We also have an area of our unofficial Discord to chat about Home Landscaping and get advice from your neighbors.

Spraying with pesticides is strictly prohibited in Pringle Creek Community. Pesticides kill the pollinators we aim to support and poison our groundwater.

We encourage hand weeding of all areas.

For a natural weed killer, we recommend the following vinegar mixture: Combine 1 gallon of white vinegar, 1 cup of salt, and 1 tablespoon of liquid dish soap in a spray bottle, then spray the mixture on weeds, ensuring they are thoroughly soaked, especially on sunny days. Weeds should start to turn brown and wilt within a few hours on a warm, sunny day.

  • Most homes and apartments in PCC have an area between the sidewalk and the street with landscaping or grass.

These areas are rain gardens (we have over 70 in the neighborhood!) which help to clean rainwater runoff before returning it to the ground. By design, PCC is not hooked up to traditional stormwater. Our streets are also "pervious pavement” which allows water to drain through instead of run off.

In most cases, the rain gardens and “parking strips” are managed by the HOA. If yours is not being maintained properly, please contact AMS at pringlecreek@ams-nw.com.

  • Please email AMS at pringlecreek@ams-nw.com. Do not contact the PCC Staff Person directly.

  • Please consult our unofficial Discord channel for recommended vendors.

Wildlife + Conservation

If you see someone using Roundup or similar pesticides, please send an email AMS (pringlecreek@ams-nw.com).

  • Common areas are community property, and are currently not open to “adoption” by residents.

  • Marion Soil and Water Conservation District is a great resource for this, especially through their Little Habitat Project. We encourage all PCC residents to create certified Little Habitats (it’s free!). Little Habitats create connected habitats and food sources for pollinators. The more Little Habitats in the neighborhood, the more effective we will be.

We also have an area of our unofficial Discord to chat about Home Landscaping and get advice from your neighbors.

  • No, this is not the Staff Person’s job. Please consult our unofficial Discord channel for recommended vendors.

  • Please report wasps to AMS at pringlecreek@ams-nw.com - they will send out an email to the whole community so no one gets stung. Please do not contact the Staff Person directly. We also recommend oregonwasp.com, who will come out and remove the nest.

  • Painter’s Hall is our community meeting space, which can be rented out for private events.

It is an award-winning, Net Zero building with a full kitchen (including dishware and utensils) and a pool table.

You can find the calendar for Painter’s Hall here (AMS login required) under the “Calendar” link on the left hand side. To reserve Painter’s Hall, make sure it isn’t booked for your time, then contact AMS at pringlecreek@ams-nw.com.

  • We have a shed behind the glass houses with tools you can borrow. For more information, please contact AMS at pringlecreek@ams-nw.com.

  • We are working to refresh our walking tour of the community with help from the Sustainable Living Center (slcsalem.org).

Our current walking tour can be found here.

HOA + Neighborhood Guidelines

  • Our HOA covers maintenance of common areas including Painter’s Hall, the glass houses, the Village Green, rain gardens/bioswales, open land, the orchards, and the walking paths. The HOA also employs a full-time Staff Person.

Your HOA fee includes free produce from the glass houses and free outdoor spaces for gardening.

We attempt to keep fees down by generating income from community resources to offset our expenses.

  • Our management company, AMS, is responsible for logging and dealing with issues. Email them at pringlecreek@ams-nw.com

Please do not contact the on-site Staff Person or tell/ask your neighbor.

  • Small updates, like adding plants or refreshing ground cover, do not require approval from the Design Review Committee (DRC).

Renovations, seating areas, pergolas/arbors, or any aesthetic changes (e.g., painting, retaining walls, exterior light fixtures, landscaping layouts, planting trees) require DRC review and approval.

Submit applications to modify through the Owner Portal or email at pringlecreek@ams-nw.com  For questions, call 503-376-6785.

Check the Pringle Creek Developmental Residential Guidelines on the Owner Portal at www.ams-nw.com/portal.

  • We have a common area for trash, recycling, yard waste, and food waste in the neighborhood.

Trash trucks add extra wear and tear on our pervious streets, which are expensive to repair. By having a single location for all trash, we also lower the noise from large trucks in the neighborhood.

    • Our Speed Limit is 15 MPH throughout PCC.

    • Quiet Hours: From 10 PM to 7 AM, peaceful enjoyment is everyone’s right.

    • Pedestrian Safety: Pedestrians have the right of way throughout the Community.

    • Motorized Vehicles: Motorized and electric recreational vehicles are prohibited in green spaces, sidewalks, and paved pathways. Motorcycles and similar vehicles are allowed only on paved roadways.

    • Animal Leash Requirements: All animals must be on a proper leash outside, including for short potty breaks. Felines must remain indoors and are not permitted to roam freely.

    • Music and Entertainment: Keep all audible entertainment confined to your residence—neighbors should not hear it.

    • Outdoor Grilling: Position your grill carefully to prevent smoke from drifting into nearby homes.

    • Smoking and Vaping: Prohibited in all Community areas and public spaces. Violations are subject to enforcement under Community rules.
